Radon Gas Testing & Mitigation

Radon is a naturally occurring radioactive gas that is a by-product of the radioactive decay of uranium and radium. Studies have shown that humans exposed to both high and low levels of radon have an increased occurrence of lung cancer. According to the EPA, radon is the 2nd leading cause of lung cancer after smoking. The EPA recommends testing in the lowest livable area of the home to determine if the radon is at safe levels. This test is a 48-96 hour test in which an electronic continuous Honeywell monitor is used. This monitor will evaluate hourly readings allowing us to detect spike in radon levels, tampering of equipment, and power outages. If the home tests high it will need to be corrected which is called “mitigation.” Mitigation repairs average between $800 and $1200.

Septic Inspections & Repairs

An Onsite Wastewater Treatment System evaluation is the best way to prevent homebuyers and homeowners from facing unexpected and costly repairs. Home Solutions Property Services can help determine whether you are disposing of sewage and gray wastewater properly. The septic inspection involves walking the property and noting the location of all system components and any indication of system failure (i.e. lush vegetation, surfacing effluent, and odor). This also includes probing of the drain field. The inspector will observe the septic tank being emptied, noting any runback from the absorption system or the ground surrounding the tank. The interior of the tank is then inspected, noting the condition of the inlet and outlet baffles, checking for cracks, holes, or other defects which were previously concealed. In addition, the distribution box (D-box) will be located and inspected for any damage or drainage problems. Depending on the system type, pumps and alarms are also checked. We perform a Hydraulic Load Test on every septic inspection in accordance with DNREC recommendations. You will receive a written report detailing each component examined and the overall condition of the septic system at the time of inspection.  We can also provide most service repairs to your system by our Class F inspector.

Mold Analysis

We can determine whether harmful mold is present in a home and posing a health risk to its occupants. Molds and mildews are names given to thousands of species of filamentous fungi. Exposure to bacteria and fungus in indoor air has become a significant health problem in residential environments and work settings. Mold spores are microscopic in size and are often hidden behind the homes finishes. There are over 20,000 different species of mold and they grow in a wide variety of colors, including red, white, gray, and black. Mold allergy symptoms typically vary from person to person. Some people develop itchy eyes, watery eyes, runny nose, sneezing and coughing, while others may only develop only one or two of these symptoms or none of them. We will provide a tape or swab sample if visible dis-colorization is present and microbiological growth is suspected.  We can also provide an air sample if there is no visible presence of microbiological growth, however symptoms are being experienced. All of these samples would then be sent to a lab and a certified industrial hygienist for evaluation and recommendation.

Well Water Testing

The purpose of this analysis is to provide you with information about the condition of the quality of the water of the home at the time the sample is taken to ensure it is safe for consumption. The analysis is performed in accordance with Laboratory guidelines for the collection of water samples. Our standard testing is designed to meet lender requirements for both FHA & VA Guidelines.
